Post: Why so much inventory for Rent in South Florida. is it bad to invest???

Mainly to do with the very high rental rates that are being asked by landlords. A lot of people are simply priced out. Landlords are asking high rents to help cover their increased operating expenses, mainly property insurance, which high skyrocketed over the last few years in FL, especially in the areas that you are looking near the beach. Property insurance continues to increase with no imminent end in sight.

Cross-collateralizing is also another option. If you're looking to purchase another property, Use the total value of both properties to increase the total loan amount towards the new property purchase. A private lender would look to the equity in both properties combined, placing a 2nd mortgage on the existing property and a 1st mortgage on the new property.
