Post: California BRE TAR Reporting

As a private lender/broker, we are required to complete a CA Trust Account Report (TAR)each year for the BRE.  The report seems to be something that is problematic for accountants (BRE dictates that an accountant must complete this for you each year) and expensive for us.  We are a relatively small business and this report represents an inordinate problem. 

Does anyone else have experience with this report and have any suggestions on how to get it completed at a reasonable cost and in a timely manner?

Is anyone aware of an insurance company that offers an

"inclusive" or "blanket" type of  insurance policy in which a rehabber/flipper can insure properties in progress?  We have an investor who works several properties at a time and has experienced coverage cancellations.  He is looking for a policy that is more dynamic and designed to allow him to bring properties into coverage and back out in less than 6 months or so.

I'm new to wholesaling and doing some research in preparation for future deals.  One of my areas of interest in regard to developing leads is reviewing probate records.  I want to search recordings/records in my area (Stanislaus County).

I've read several postings that suggested going down to the court and/or county recorder and tried that today.  I was told that the county does not have an automated system that lists probate filings and that there is no list or other method for the public to review the records in mass.

Does anyone have experience with Stanislaus County in this regard and have advice on how to accomplish what I'm trying to do?
