I recently moved to Chambersburg PA from Texas for work.  Looking for some crews that have investor friendly pricing on remodeling homes that I'm planning to flip or hold as rentals.  Any recommendations/referrals or warnings on who to stay away from?

I've been a realtor for about 4 years here in San Antonio.  I would start off in SF and work on commercial on the side.  Although, you need to have a broker that is flexible in allowing you to do that.

I have a couple of investors that want to participate in a flip with me. I want to provide them collateral which would be the property. Does it make since to structure this in a trust with me as trustee and investors as beneficiaries based on percentages invested? Or do I create an LLC just for this property and have investors lend the LLC the money. Investors will get 12% interest only payments until property is sold and then principal is returned. Trying to come up with a creative way to do this and am open to any ideas.

I'm looking into buying my first apartment in my hometown of San Antonio. I have done several SFR flips and have a couple of rentals. The apartment is a 10 unit building that has been vacant for 3 years and has been vandalized. We are estimating a $120k remodel to bring it up to standards and code. Since you don't have any historical records for rent and expenses, does anyone have any recommendations on how to quantify/estimate these numbers. Thanks!! Joe
