Thank you Michael,

This was very helpful.  I really like the idea of covering that section in Mulch.  You are absolutely right about the bulk of renters that I will be reaching out to.  We should have thought a lot more about renting in the future before we got to established in our current home.

Hey everyone,

This is my first question,

My family currently lives in Arvada, CO.  We bought in a location that I have wanted to live since I was a kid, so we settled down and built 10 x 20 vegetable garden, compost pile, and chickens. However, we live very close to a growing trendy old town area and the cash flow this house would offer is significant. We have thoughts of returning in  3 to 5 years after we buy two more houses which will be easier with the extra cash flow. 

My question:

Is the garden and compost pile a liability?  I know there is a maintenance issue with the renter not taking care of it; although, I would love to leave it as a option for them. With the compost pile particularly, is there a legal issue if they claimed they got sick from using it?  It there a clause I could add in the lease agreement, to not use chemicals, and that we are not responsible for whatever?
