I live in California and have a SFR in Moline Illinois.

As caption stated, my tenant is paying my property management on time, but my property management is not disbursing the payment to my account on the agreed date. They have fallen one payment behind and keep blaming "accounting issues" as the reason. This has occurred for 3 consecutive months now.

Easy street Property Management is absolute garbage. I blame myself for not doing enough research into this company. After doing some digging, they are notorious for this exact thing, and have had dealings with fraud in the past. 

I have already reached out to another property manager and will work on leaving easy street.

Should I contact my tenant directly and tell them to stop paying property management?

Hi,

After pondering the purchase of a property for the past 3 years (boy was pondering a mistake), I'm ready to finally take the plunge.

I did purchase out of state, but now it's time for San Diego.

I am looking to buy a multi-unit with house hacking as primary motivator. I will use my VA which allows me to partner with another veteran and have minimal upfront costs. Or I can partner with a conventional and offer an opportunity to buy another property for a much lower down payment.

I look forward to hearing from potential partners.

There are a ton of books out there:   Apartment Syndication Made Easy - Vinney Chopra, The Best Ever Apartment Syndication Book - Joe Fairless & @Theo Hicks.   Dave Lindahls "Emerging Real estate markets and Multifamily Millions   Crushing it in apartments by Brian Murray. Michael Blanks has one as well Financial Freedom Real Estate Investing.

 3 years later and I am now taking this full on. Thanks for the advice, I just joined the SDCIA.

What made you interested in investing in this type of deal?

This deal was turnkey and offered good cash-flow for the amount I had to invest. I have been in analysis paralysis for years. This was my momentum starter.

Starting off small, and eventually on to bigger purchases and projects.

How did you finance this deal?

Conventional loan, 20% down

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Rent to Retire.

Professional staff that makes the process much less intensive.

Just started my career and have been doing a lot of reading. I live in San Diego and the market is pretty tough for a newbie so I've been increasing my knowledge base on long distance RE investing.

What's holding me back is the lack of cash to Kickstart BRRRR system.

I have VA loan available but current market doesn't give me the confidence to buy and house hack for a few years... More research needed on my part.

Hello,

My girlfriend and I are new to San Diego CA, and are very interested in real estate investing.

We have only been here for about 10 months so we lack geographic/ demographic knowledge. As of right now we are heavily focused on being debt free so we are limited with cash. Both of us work and bring home about $135k, which in SD is not very much.

I am very interested in multi-unit, and somewhat interested in arbitraging but I'm in the beginning stages.

Would love some advice.
