Thanks guys, that is very helpful.  I understand the REPS part of the equation for offsetting W2 income tax.  I agree buying based on tax situation is not a great idea however I did receive a buyout from my previous company so my income is this year will be over 5x what it will be in the near future and just trying to figure out the best way(s) to try and offset that tax burden.

Appreciate the insight, thanks agian 

I am looking at some  properties to purchase and was wondering if the amount of depreciation claimed changes if I bought the property in say the 3rd quarter of the year versus the 1st.  I've seen a few different options for calculating depreciation and am wondering how to get the most bang for my buck.

Any guidance is greatly appreciated, thanks.

Quick follow up with a few more specific questions

-Any other recommended ways to learn, online courses, etc?

-timing of investing, should I wait for better market conditions?

-Unsure of residential vs commercial

-Have some free time to spend but don’t want it to be full time career as I am still consulting part time in my previous field

I recently retired from my occupation due to health issues and would like to get started in real estate investing.  
I am looking to use the funds from my company buyout to get started, 300-400k.

 I have been reading and trying to educate myself regarding real estate and also meeting with other real estate investors to pick their brains.  I am working as a consultant part-time so I have the ability to set aside time each day for research, meetings, etc.

I don't necessarily need a lot of cash flow on the front end but would like to "get the ball rolling" to start building equity.

Any advice on how to get started is greatly appreciated, thanks!
