I bought a 3 family home in Newark NJ which I found out that its not registered with DCA. I called the DCA office and the house has no prior violations because it has never been registered. What should I do?  Should I register it now or should I wait because the house needs a little bit of work. 

I'm closing on a property with with two apartment that already have tenants in them who their lease expired couple months ago and they are month to month. When I close how soon can I raise the rents on them and is there a certain amount or percentage I cant go over?
