I'm working on negotiations for a 100 site mobile home park in  Arizona the park only has 18 homes on it and I'm looking to purchase the rest of the houses and sell on financing. So the question is what size would you put on your park? Two room or three room?

I'd like to get the single wide for transportation purposes and someone told me to buy two room is better because then families are not living there and creating more wear and tear, but does that hamstring my ability to fill my mobile home park?

 . What are your thoughts?

I found a mobile home park available for purchase for $895,000 I would like to offer a master lease option. How would you structure  it?

The park is 100 spaces and has 14 current mobile homes on the property. All pads for existing, electrical, sewer. Everything is sad metered and Bill to the tenants. Half the electrical is in the ground and half of it is in the air.

Current rent 250 - $275

Market rent $350

 Projected occupancy 90%

Current net income $34,000

Myplan: .. find investors looking to $30,000 and offer a 10 year investment at 10% for a single mobile home. Sell my mobile home to a buyer so I don't have to do any repairs.

My structuring idea: $100,000 down or $200,000 down? 3 year lease at . $3,000 with option to purchase at $900,000

What are your thoughts on down payment, monthly payment, Lease length and option price?

Let me rephrase my question.  Do you guys like to own the homes  or do you try to stay as far away as possible . 

Does anyone's business model include owning Park owned homes?

Okay for everyone I know it's not a 12% cap rate I meant I was going to offer him  based on a 12% cap . I thought he was motivated enough for that, but  he said no. 

. I was wondering how much repair he does on the houses. When he needs a new one he buys him from repo people.

On the other hand found one  that only has 40% occupancy  hopefully I can get a Master Lease  and  raise the occupancy

duplexes bring in 2000 a month  and house 500

The only reason I'm really  interested in is because he's extremely motivated  and that is offered to bundle in two duplexes and a single family house
