Thanks guys! Sounds like this might be a location I revisit for my next investment down the road. We love the area and would love to have a place there someday! But every property I look at just doesn't pencil out at all.  In the meantime, I'll try to get my feet wet elsewhere. 

Thanks @Keith Miller! That's really good advice. The challenge doesn't scare me off (speaking as a newbie here, talk to me after my first deal!). But as you and @Michael Baum mentioned, the prices are high and finding a deal that pans out is tricky. Is there a reason you picked Missoula over areas? Or are you local to the area there? Any other Montana locations you might suggest checking out?

It will really depend on what you are looking to do. If that is the Flathead area you are talking about.

Thanks Michael, yeah to be more specific I was thinking Whitefish or Kalispell area. I can see prices are pretty elevated but it seems that’s the case pretty much anywhere these days. I started out looking at the Smoky Mountains but prices seem to be even crazier there so I turned my sights on this area. 

Hey All!

My wife and I are finally ready to take the dive on our first short term rental. We have been reading and learning everything we can so far this year. We really like the Flathead area and I’m curious what peoples thoughts are. I have read a couple other threads that are from a year or so ago but things have changed a lot since then! And I’m wondering if anyone is investing in that area and if so, what your thoughts are. And if you’re not, any reasons why? We are looking at probably doing a single family and self managing it from MN. I really appreciate all the knowledge shared here by the way! Everyone is so helpful!
