@Ben Tilbury Hello Ben! I got into construction through my dad. He was a contractor so I grew up in this line of work. I would absolutely like to meet up with you and talk real estate. I’m curious to see what it’s like on your side of the business. And yes I have pictures of my work and would be happy to share them with you. I have a whole kitchen remodel that we’re starting Monday in SLO so we can try to meet up sometime before I’m done there. I’ll keep in touch. Hope you had a great Easter!

Hello everyone! In an effort to improve my skills as an investor while also helping others do the same, I thought I’d start by offering my knowledge about home remodeling. I figure some people are trying to learn through resources like the Home Depot Book (like Brandon Turner) or YouTube.

While those resources are great, an even better approach is having someone physically be at your job site showing you the best way they have found to do a specific task like: cabinets, baseboard, windows, doors, plumbing, electrical...

I’d be happy to help anyone who’s unsure how to get started or how to move past an issue. Especially those who may have jumped into a deal and and aren’t sure how to move forward. I’ve found that remodeling moves more smoothly when you follow the rights steps in the right order.

I’m currently employed as a kitchen and bath remodeler for a great construction company in my home town. I’ve also recently obtained my contractors license.

Of course, I’m willing to drive to a job site that is relatively close to my home town of Santa Maria. Either Saturday or Sunday. I figure I’ll make new relationships along the way. And for anyone else outside my area, I welcome any questions and hope to help through this site.

@Brian Ellis Thanks Brian and everyone else that responded. I’ve reached out to other members here in the BP community and look forward to learning from them and helping where I can. I’ll be sticking to the site to connect with new people being that everything is here for us to do just that.

Feel like there’s not enough time to attend local REA meet ups? Learning through books and podcasts but want something more interactive? Want to hear what others are doing in their real estate journey and get motivated together?

These are some of the reasons why I’m writing this post. I’m super excited about real estate but want to find others who are just as excited and learn together. I think sharing knowledge with others through text messaging would make everyone involved more motivated to take that first step or next step. Getting messages about articles, book quotes, questions, etc. would remind you there are others out there working towards becoming a better investor just like you are.

In a way, what I’m talking about already exists here on the forum. However it is much more personal when you receive a text message since you typically get most messages from friends and family.

Being that most people have unlimited talk and text, I figured money wouldn’t be an issue implementing this idea.

Let me know what you think. And if you’d like to be my message partner. Let me know. We’ll see how this goes. Maybe we can also do group messages if it doesn’t get too complicated with everyone trying to reply. Happy investing!

@Cam Jimmy nice job! I also purchased a house for the purpose of renting. At least a portion of it. My city is now allowing home owners to legally split the unit essentially making it a duplex. So I’m going to live in one side and rent the other. I’m adding a second kitchen and adding walls to divide the house. The whole house has been well maintained but has the style of the 70’s. It has some interesting texture and the walls are painted green. Yeah interesting... However, for some reason once you’re inside it looks ok. The original hardwood floors are in good shape, the carpet looks new, the bathrooms are clean. So although your house looks more updated, (From the pictures I thought you were selling) I think I can find a tenant. I’m sure you’ll find a tenant. Again, good job!

Brandon Turner says he only gets into deals with at least 12% cash on cash return. Just an FYI incase you haven’t taken it into consideration.

The tile looks like “builders tile” which was a lesser quality tile used years ago. It was usually used with non sanded grout which deteriorated over time. Here’s a link to a video explaining more. @James M. I'm a General Contractor in Santa Maria. If you find something that needs some work, I'd be happy to give you a quote. I'm also getting into the investing game so I understand what repairs are a must to be habitable for tenants and which can wait.
