Hello! I’m a long time BP listener and a recent real estate investor based out of NY. I’m not too sure if BP can help me with this but if there is anything I’ve learned thus far, it’s that it never hurts to try/ask! I am wondering if there are any investors/builders/interested parties from China that know about companies abroad making container homes that they ship to countries like Haiti. I ask about China specifically because I have read they have interest in developing Haiti in the future and because I know they are adventurous business people :) Im exploring this topic because I have some property in Haiti that I would like to develop a little, but the infrastructure of the country makes that difficult. I’ve done some research on Canadian companies doing this but I don’t think they’d deliver to Haiti. Any ideas or discussions that can come out of this would be great! I’m excited to explore this more with all of you out there! Joelle

Hello - newbie long distance investor here looking to expand!

 I currently own one 2 unit property in South City of St. Louis. I’m looking for advice to help finance my next building. My next investment will likely be a multiplex between 2-6 units, in the same area around $80-100k. I am looking to get financing by possibly leveraging my building that is bringing in positive cash flow. Some questions for you experts out there. Im very new to loan and bank language, so forgive me. I bought my building with cash.

- Do Small banks (in STL) offer out of state investors loans? What kind of loan would I ask for, if so, and do you have any recommendations for STL banks? 

-Should I just focus on getting a private lender to help financing instead? Any recommendations?

-Do I need to have a property in mind in order to even approach a private lender or bank for loans? Or can we figure out a plan before the perfect property is available?

I truly appreciate any advice given and will always give back what I learn in the process to future curious investors out there!

@Eli Molloy it was actually a combination of both. My biggest issue was getting companies to pick up their phone for me to even inquire! And once I got them on the phone, some would not consider my property because of its location i assume. There was also the issues of finding a company that will have my best interest in mind when making decisions for me, as i am a long distance investor. After having called so many different companies I have definitely whittled it down to some great options. Thank you for all your support on here everyone! Now onto finding a reasonable renter insurance quote! 

Hello! New listener to Bigger Pockets and new to real estate in general. 

I have decided to start investing in St Louis as a long-distance buy and hold investor. I am about to close on my first duplex in Dutchtown, St Louis MO. This is my first building so I am using all my time to make sure that i have everything planned and ready. 

Most importantly, i am looking for a Property Management company that is reputable, honest and has experience working with long distance investors. I have called around a lot to no avail. Any recommendations would be greatly appreciated. 

I am also always looking for any newbie suggestions! I have been crafting an excel document to manage my cash flow and such. Are there any app/softwares that are cheap and easy to use?
