Union City is great and growing but they have stricter rent control. Yes many easy commuting options to NYC such as the lightrail, path train, ferry and bust. With the newly implemented congestion pricing in Manhattan easy access to NYC public transport is golden. Northern NJ is not the best place for retirement but it is a great place to raise a family due to the great schools and for those needing easy access to NYC. Plus there is a lot to do here so it is hard to be bored living in NJ. I've lived in other states throughout the country and each has its pros and cons but NJ does offer a lot and is a great place to live.

 Hi Curt, Yes we handle all of Hudson, Bergen and Essex counties, NYC and beyond. I am very much an expert on Hoboken and Weehawken. Hoboken has stricter renting regulations than Jersey City. I'm happy to help you with your future investment.

Rent control varies from town to town. Each town has different rules regarding rent control.  Jersey City doesn't have strict rent control rules like NYC or Union City or Hoboken. In Jersey City rent control only applies to older building that are 5 units or more not new construction. Also if a unit is renovated then the rent can be increased by a considerable amount. Best to call city hall for the town you are buying in to see what if any rent control rules are in place. see link below if you require additional information and call the Jersey City Landlord Tenant relations office.

The state with the highest eviction rate in the country right now is South Carolina.  NJ does not have a high eviction rate.

Greenville doesn't have easy transportation to NYC like you find in other areas of Jersey City so it is not a highly sought after area.

NJ is very blue, liberal, tenant friendly state. Anyone with the capabilities to do basic research knows and understands this.

 This is forum to discuss real estate not politics.  NJ is very diverse in many ways and there are areas that are tenant friendly and urban and there are areas with few tenants. I'm correcting the misinformation you are posting and trying to get further clarification on what you are posting. I have over 30 years professional experience so not taking anything personal.

You have corrected nothing. 

New Jersey is one of the least landlord friendly states in the country - FACT.

Liberal policies are not friendly towards landlords- FACT

New Jersey is a liberal blue state - FACT

I was nice in my original post. You were the one wanting to nitpick. You asked for clarification on MY OPINION. I gave you an answer, and you didn’t like it. Fine. I don’t care. 

I won’t be responding to this non-sense anymore.

Your opinion is not fact and what you are posting is completely false. In fact NJ has one of the lowest eviction rates in the country and the area I handle has the second highest rents in the country after NYC so it is a great area to invest in. Cap rates vary from 5% to 10% usually. Certain areas in NJ have over 10% cap rate.

It is just a portion. I'm a listing and buyer agent. I also do rental listings. We are a team of 3 and we handle all of Northern NJ, Manhattan and Brooklyn.  I'm dual licensed in NY and NJ and so is my another agent on the team.

Yes NJ is a great place to live.  Thanks for the welcome!  Union City is also another great place to invest in although they have stricter rent control rules there but it is up and coming and homes will appreciate there.

Rents are sky high in certain neighborhoods of Jersey City (we are second to NYC) as such many of the tenants are professionals with high income commuting to their jobs in NYC by ferry, 24 hour path train and bus. I work with many landlords and I don't hear of too many problems with their tenants and none have had to evict their tenants. We actually have an office in Jersey City that can advise on problems with tenants (see link below). I can also put you in touch with local lawyers if needed.
