Hello All,
I wanted to reach out to the BP community and share a challenge I am trying to overcome. 
A little background. I'm a Sterile CPhT, I am also a new real estate investor primarily focusing on wholesaling contracts in the San Fernando Valley. 
My challenge is that I am having trouble figuring out the formula to analyze a wholesale property. I am using the BP Wholesale calculator and came across the rehab cost. I then directed to the rehab calculator on BP as well. Then it came to the part where I put a value on the broken down costs, and that is where I got stuck again. After finishing a call with a mastermind group also on BP (shoutout to them) I need to contact Contractors in my area who can provide quotes on specific property types. Any pointers on what you would do, what to keep an eye for what questions I should ask, what questions I shouldn't ask if that's a thing. Any negative or positive 2 cents is appreciated. Thank you for taking the time to read and respond to this post.

Hello all,
Thank you Kurtis Foster for posting this discussion. I am an aspiring investor looking to house-hack my first investment property using a F.H.A loan but Lake Balboa or Thousand oaks or adjacent zip codes. It is very insightful and super useful information. I wish you the best in your endeavor.

Thank you Jon Shwartz for also sharing your time and your knowledge.   It seems like you are very knowledgable about the area. Are you familiar with Northridge or Lake balboa in the san fernando valley? If so, Would you be open to share your opinion on house hacking a Duplex-fourplex and what numbers would be needed to cash-flow now and cash-flow when i move out?

Goal:house hack 4 plex using F.H.A & repeat

1. how to apply for loan

2.is it possible to house-hck and use F.H.A loan as a first time investment?

3. What are some roadblocks i might encounter, and how can I better prepare?

4. How would i assure cash-flow is still ongoing once i move out to a new investment?

Hello all. I am not if it is still relevant but i recently joined the Coaching Program for $2500 which provides one on one coaching for total of 5 weeks along with weekly seminars and a resource center at which you can reach during specific hours for any questions you might have. I joined it to invest in my education and also since I am starting out in my R.E.I journey I liked the idea of having a structure based on communication to ensure I have some resources to fall back on incase I get stuck during a specific process.
