I am looking to purchase residential properties in South-East Florida where the vendor will take back a mortgage for at least 70% of the value. My main motivation is the ROI: My target is to get more than 20% net-of-everything on my cash outlay. If I get the financing, I can generally pay 5-10% above-market for the property, and still hit my ROI goal. Do any of you have advice on how to find such properties? I am willing to spend some money in advertising. Do any of you have recommendations on where to advertise?

I am looking for investor financing for myself (Canadian) and for several offshore investors who want to purchase Florida properties, preferably with less than a 25% downpayment. Any ideas?
