@Ryan Billingsley That's amazing! To add the discussions, when one works a FT job and also partakes in wholesaling deals, what is your best practice in getting these deals done when work comes in the way?
I'm under the assumption that you will have to dip out of work during the day to meet the seller and buyer to complete the double closing at a title company?

 Thanks for the insight. I will also let my friend know about it as he is looking at a nice condo (w/ garage) in the low $100's (I think it was $115 or $119k)

@Ryan Billingsley That is absolutely amazing! I work a FT time and do not have much time during the week (only after 5-6pm) so it's amazing to see how this can be done with some hard work after you're done with your W-2 job for the day!

I sincerely hope to attain this level of operations where I can have a wholesale deal at least once a month. 

If it's not too forward, what is your total cost in this entire deal?

It's quite amazing how wholesaling a deal could serve to be the catalyst to turn it into a flip. Great info for a newbie REI.

@Lucas P. I was curious about Mesa and the surrounding area as I have a friend moving there for dental school and he mentioned that condo prices are around the $100k mark.

When you say 12%PA (does it mean passive income?) Sorry, I am new and still learning terms. I do have an accounting background, but there are sometimes some very RE specific terms thrown around and I want to educate myself on them. Thanks Lucas!

@Ryan Billingsley thank you, Ryan. (Typo on my part, I meant in 2016, not 2015 as I'm busy obtaining my CPA).

I will be begin this wholesaling effort in the beginning of 2015 (as it will help raise some funds in order to flip, and buy-hold properties).
