There are lots of season or part time investors out there usually needing someone to find the properties. You have to look harder and attend Meetups in your areas. There you find different investors.

It won't be working for free. You could be paid referral fees.

Website not a bad idea. But in wholesale the key thing is getting the property for sale under from the sellers. Unless you already several properties on hand.

There are several article on BP. I was looking at it but not easy as I thought.

Bill, if it says " First Time Home Buyer" and you are not, I would say don't waste time on it.

But it seems like you're really interested because it seems to be a great deal. Give it a shot. Try to talk to the agent first. That sign might just be a listed requirement. 

With that educational program, they want it to be owner occupied.

Shawn,

You need a lender that will not look at your credit history as a determining factor to approve you. However, your first few deal will be a little expensive. But after 1 or 2 you will have lower rate. Do you have a property under contract now?

I am lender and could see what we can do. We have various options. Fill one form on site and let me see.

That is not a good sign. Most deals fail because of lack of communication. Be careful. I have seen loan officer not show up or back off when you think all is good.

NY laws make it tough to lend. If you can give some info and the rate given you, I can contact few lenders in NY.

Let me the kind of loan, how long you want is for, property info, etc.
