Working on a deal that the seller is open to carrying up to 10% of the down payment. This will be a STR and airdna fully supports a good DSCR. I've spoken to a few lenders, but they are not allowing a seller carry for any of the down. Does anyone have a recommendation of a DSCR lender that will allow a seller carry for the down payment?

There are a lot of options out there, we won't know until spring how it turns out, but for the low cost of entry, we figure we'll give it a try. 

After a lot of research, we'll be adding one of these to our portfolio in the spring on 20 acres that we have. We're putting one of the "dome" homes with glass ceiling on it with the self composting toilet, we may end up putting electric and well to allow for outdoor shower, etc. In our area, these are renting for around 200/night and most are booked in peak season from April - October at these rates or higher. Low cost of entry, if you can build out a deck/setup, very low cost to get started. It's a big trend right now and honestly , month 2 should cover your costs to get it setup (outside land costs). 

After many test runs, we ended up going with Hostaway and are happy with it so far. Our big criteria was channel integration and also RemoteLock integration.

It depends on the configuration of the home and where people will be entering/exiting. One one of our rental, we use Remotelock and there are two entrances, both upper and lower level. Locks, automatically lock (non-deadbolt) after a few seconds. On another, rural location, we use deadlock remotelock's, but are dependent on the guests to lock them. 

The more you can control remotely/automatically, the better is the position we take.
