@Connor Anderson I've been thinking about getting started on student rentals around Big Rapids. Are you familiar with the area, and do you have any advice about starting out?

@Alipate Moleni As a student, and an investor, it depends on the student base you're targeting in my opinion. Around FSU in Big Rapids, MI the on campus students tend to live within 5 minutes of campus. However the commuter students, who make better tenants, could live 30 minutes away. So depending on the target tenant you're looking for, ten minutes could be just fine.

@Adam Daneff I plan on doing some remodeling coming up shortly on my new house. (Flooring, Backsplash, painting, resurfacing kitchen cabinets, new countertops) Other than the upcoming work I have planned, ive done an odd job in the past and worked a roofing job for a few days(thats how long the job lasted). Fairly new to reno/remodel but HomeRenovision teaches a lot! Haha

Hey everybody, I was wondering if their is any investors in my area that are also on here. I'm interested in finding someone I could shadow and learn from throughout a deal or two. If you'd be willing I'd be glad to offer free labor and bring my tools to help reno/remodel. I plan on focusing on student rentals since that's the market I'm used too.

If you're an investor that is not local, but invests in my area, I would also love to learn how you find deals in areas you do not have immediate access too. In return, I'd be willing to be your "boots on the ground" so to speak.

Thank you for reading, and thank you for your time.

Thank you so much everyone on your wonderful advice! I can't wait to move forward with this career and I look forward to bouncing more questions off from you all hopefully soon!

Hi, I'm Joe Kilchermann and I'm from Big Rapids, Michigan. I've been in the learning stage of my investing journey for about a month at the time of this post. I plan on becoming a police officer when I graduate from Ferris State in May of 2021 with a BA in Criminal Justice. My plan is to use my job to fund my rental investments until I am financially free and able to turn my investments into my career. I heard about BP from an officer I worked with during my internship phase. Lastly, I am 21, married, and have an almost 2 year old daughter currently.

I want to meet with some of you and see how you do a deal start to finish. This includes: the decision making in how/what to rehab, how you analyze a deal and estimate expenses, and what you look for during an initial walkthrough. And I wouldn't mind paying if we stopped for coffee.

If you're not interested, please leave a comment as advice to help point me in the right direction.

Thanks for your time!

Post: To House Hack, Or Not To House Hack

I'm 21, married with an almost 2 year old daughter. My wife and myself are both still in college. I will be graduating in May of 2021. My Job should provide an estimate of 40-45k a year. My wife will be staying home. We currently have 10k in savings. I have thought about, and been told, to house-hack. I know my wife would prefer to get our home first (no house hacking) then I start real-estate investing.

If I do the House Hacking method, what style should I go for(i.e. 2, 3, or 4 unit multi-family)?

If I don't go for House Hacking, what could I do in it's stead to prepare for investing?

My current fear is that I will get stuck in "analysis paralysis" so I am trying to take action now, even if it is not much.

Thank you for your time!
