Wear a good quality full face mask (rat droppings, drugs, mold etc) and chuck it all.  do retrieve and keep any firearms.   Skeletons go to the PD.

Seriously don't spend time on this, other than cleaning it up.

Not an issue if she qualifies.

- Make sure you have your rules well outlined in your lease. (NO Drugs! etc) and ask her/be upfront if she can abide by these rules.
- Do NOT get personally involved with the tenant, like accepting other forms of payment etc.

Demo ASAP.  10k is about right for dallas.   remember time is money.  you don't want people coming and going for 25.00 worth of metal over two months time.  you are going to spend way more in one month of holding.  DIY method C above also works.

so for those doing BRRRR today, leaving 10-15-20k in the deal are the offers still in the 70%ARV range or you have gone up 75%, 80%?

I'm in a group of Adult classmates that gather every year (reunion) and rent largish homes at ski resorts for extended ski vacations. no parties, just guys into skiing. The homes we have been to have been top end large STR homes. I think you will do very well with it, just make sure you vet the groups. NO PARTIES!!! make that abundantly clear.

In my case the cast iron only went about 3 feet inside the perimeter of the foundation so it wasn't long of a tunnel to get it all out.  Someone had already done the exterior in PVC to the street.  We found this out by SCOPE.

I turned my garage into a master bedroom suite adding to the bedroom/bath count.  I did move a portion of the "inside" garage wall in towards the house by using a LVL beam to carry the load, making a 12x12 master (small house).  Flooring was raised/insulated to match the house level

The opening was windowed/bricked in and you can't tell it was a garage except for the driveway. To appease the city, I converted a portion of an ADU I have in the back into a garage by opening the wall and installing a garage door.
