@Christopher Phillips Unfortunately I do not think I can put it in their name. It’s leinable and just gets delivered to the house as “occupant.”

I am typing a lease and want to pay for the tenants water bill. I however, do not want to get screwed if things go south with that. 

Is there a way I can type out that if tenant goes over X amount of dollars per water bill that he or she is expected to pay that as additional rent? 

would that be additional rent?

Extemely Important Question: Am I allowed to have a non-renter living in my house that is not yet a certified rental?

I am being 100% honest in what I am about to type: 

I bought my grandpa's house two years ago, and lived in it as my primary residence for 2.5 years. This January, while I still was living in my home, I took in a friend in need who was kicked out of his place of stay. I asked him if he could help pay for utilities, internet and Netflix. since his occupancy was sure to rise the utility bills. There is no formal agreement, no papers signed, nothing like that. 

Meanwhile, I have been dating someone for a while and have been really eager to move in with her. For multiple reasons it just worked out that I would be moving in with her into her house. Therefore, after about a month of living with my friend I moved much of my stuff over to her house and have been staying with her for over two months now. 

My friend still remains at my house. Since I don't want to sell the house, I am deciding to try out renting. 

I had the rental inspector come out and inspect the house. The paper says "No person shall occupy this house until a certificate of occupancy is issued." The inspector said nothing of my friends stuff everywhere and I haven't exactly officially moved out. (my mail still goes there, my license still says its my house)


Do I need to truly have the house unoccupied by the time the follow up inspection occurs? I am a honest man and want to be sure I follow the proper procedures.

Well I finally got someone to give me a quote, they quoted me $850 for the two city sidewalks, the permit, and taking care of the roots. Is this a normal price?

Hello, First let me reiterate by saying that I am in the process of converting my home into a rental and this is the very first time in doing this. I am in Lincoln Park, MI, and I have had an inspection done. The inspection results were not so surprising, I had some electrical and some cement work that needed to be done. The electrical guys have already come and gone, but I am now 10 days into desperately trying to get a cement guy to do my cement. I need two sidewalk cement slabs done. One looks like it can be saved but the other one is a goner. The inspection stated that a permit is required. This, to my newbie mind, means that a certified person needs to do this. I cannot (I have asked building department... (possibly a newbie mistake but I’m an honest person) if I can pull a homeowners permit and they exclaimed “NO.” Even when I still live there they said I cannot due to the desire to turn it into a rental. I have called and texted at least 10 people/ companies. Three people hung up on me as soon as I stated the extent of the job and location. Three other people did not hang up and explained the following reasoning for their declined request: - one said “no big company will touch residential until later this year” - one said “it’ll cost 800$ due to the equipment needed for such a small job” I then stated that I would be interested in a bigger cement job and they still declined - one said that Lincoln park requirements are very picky - one said that they will wait till there’s multiple jobs in the area, but when I said “okay then I’ll get on the list” they said it won’t be until later this year. - one told me to go with the “small guys” but didn’t give me any leads So now I’m pretty much thinking I’m not going to meet my May 1st deadline unless I tell them I plan on opening a cement skatepark! Side note: Lincoln Park does not have a frost delay. Any help would be immensely appreciated. Thank you

How much do property taxes go up when you turn your homestead into a rental? Are there any reoccurring rental fees for the city of Lincoln park MI? Thank you

First timer. Should I fix up the place before or after the city inspector comes. Issue is..... if I fix up before, I’m not exactly sure what to fix. Thank you for any insight

I understand, that’s why I have made no drastic moves just yet. Not until I research more. It’s a 1947 brick house, 695 square foot. Has an unfinished basement. One bathroom and two bedrooms. Has a deck and a beautiful backyard. Assessed (taxable?) value is $25,200 Annual taxes I believe are less than $1900 Mortgage was 30 year @ $48,000 at 3.75% Zillow says I could rent for $850. I was thinking this is high and was looking at $750 with no utilities. I also have 5k in stocks I can sell immediately for any repairs. Thank you for your consultation
