@Himanshu Das Before thinking about location you need to consider what your goals are. If you are looking for high cashflow then perhaps out of state is the way to go. Be aware many of these higher cashflow markets do not appreciate like NJ and the tri state area. They also have less resistance to market change, see PHX, many other regions that blew up from 2020-2022 and have cooled off significantly since. If you are looking for the possibility of both cashflow and appreciation then surely NJ is a strong bet, I am biased to this but have also seen the results. Keep in mind, turnkey properties are going to be close to retail price which will give you a higher loan payment, this less cashflow. Not to mention management that you will definitely be paying and need to trust from a distance.

@Edwin Wealth I came across a point being made on a real estate podcast earlier this week Take Massive Action to generate revenue, then put systems in place after. If you don't have revenue or deals, how do you know your systems will work? My suggestion is put aside all the other things, get out there, find some deals, or find people who can bring you deals.

@Andy S. How far along in the sale process did this come up? Was this last minute? Depending on timeline could be more concerning. There are certainly ways to protect yourself as others have noted, I would consider making it mandatory the seller leave funds in escrow equal to the amount of rent you would be obtaining for the length of time he/she is occupying the property, plus an additional 10k to protect you for eviction costs.

@Cade Antonucci the BRRRR strategy in NJ is not really that effective unless you are ok leaving some money in the deal. With the current lending environment and prices today you have to be ok leaving anywhere from 10-30% of your money in the deal. Many locations in south NJ are good for this model however be sure you understand the market, sub market and the type of tenants you will encounter.

@Giuseppe Natale Jr. House Hacking the best way to get started. Evolve from there based on your goals and needs. Investing Passively could be an option if you don't want to deal with tenants toilets and headaches.
