@Trevor Davis I would be educating myself and ensure who I am learning from is actually practicing what they are preaching. I would also be using leverage to the best of my ability. Not strictly in terms of money, but your network, partners, knowledge etc.. All the above will allow you to let that money work harder and go farther for you.

@Kyle Debiase Hey Kyle...I purchased a 3 family in AC, Stockton district in December. So far so good.. 2 long term tenants and 1 air BNB.... everything going smoothly at this point. I am very bullish on the area as there is lots of redevelopment happening and on the horizon. Having said that AC is very much street to street and you need to know location so your not dealing with headaches. Would be more than happy to connect further.

My most recent deal involved learning a bit more, coaching, and partnering/joint venturing with a group of highly skilled and experienced individuals. @Douglas Spence I know many people who have large successful rental portfolios in NJ despite not being considered a landlord friendly state. I wouldn't necessarily let this deter people from investing in buy and hold property here
