Well I obviously won't be doing this ever. Thanks for the input everyone, there's so much creativity out there these day, thought maybe this would have been figured out.

Not walk out with bank money. Just getting 100% financed with not such great credit. Like on a house I get for 60 and is worth 90.

There are lots of legal ways to structure things that otherwise could be considered illegal, fraudulent etc. I'm looking for creative results, criticism, or similar ways of getting lower down financing by getting money back, etc.

Does anyone know the specifics as to if my LLC can be the B buyer and simultaneous close with me as C buyer so i get my C price financed and keep my mark up from B to C buyer, or at least get it back. So I put up the down and get it back from title in the form of a check, hints no or less money down on the purchase and possibly getting the financing that I would not qualify for otherwise?

This is to purchase and hold.

Here's the skinny.

Couldn't get 100% financing, so I got a super deal, got a 65% 1st and put up the rest (all my money). I would be but it's a great deal.

Time to rehab, needs 21k and I have nothing. What are my options. I'm still trying private funds.

Can I refi, get it tennant ready at least and fill it?
Should I try to get my money out just to do it again?
Is there something I don't now about that may save me?

I quit my job, and moved back to the u.s. to do this full time. I will be rehabbing and investing in real estate as a profession. So I figure, I have a problem, I need a solution. There is always more to learn.

FYI property cost 38k, needs 21k sale price is 85k all day.

Any help/wisdom is greatly appreciated.
