I ran into my potential first deal this weekend and some questions came up regarding how to handle transaction.

I'm an active agent, and I would like to purchase a FSBO property. (the seller specifically said they didn't want an agent)

Would I just represent myself and the FSBO seller go without representation? Or would they NEED representation because I'm an agent? My broker does not allow dual agency, so I can't represent both of us.

I want to use the GAR contracts for my protection, and go through my broker (flat fee broker - I'll pay the transaction fee). I can simply waive all commission, thats not a problem.  But I'm unsure of the GREC rules on this type of transaction.  I know I need to disclose I'm an agent in all paper work and in writing to my broker, also not a problem.

I've asked around and the rules are not clear for this scenario.  I want to make sure I'm not breaking any Laws.

Hi everyone, I’m a newbie from Atlanta, GA.

I recently left my corporate job of 12 years to pursue real estate full time. I have my RE license and have done a few sales deals so far, but my goal is to invest in residential rental properties. I want to buy and hold in the Atlanta metro area.

I'm currently looking for my first rental property to buy. I’m having a bit of analysis paralysis but hopefully i can get over that soon. Anyone have recommendations for neighborhoods were values are still reasonable? So far I’m looking at north and east OTP. Lilburn, Doraville, and Stone Mountain. I’m also interested in ITP south of I-20 area, around turner field, and west of it (mechanicsville, adair park, pittsburgh, etc).

I’m looking for cashflow, with future possible appreciation.

The MLS is pretty scarce, so I wouldn't mind my first deal coming from a wholeseller, if anyone knows any good ones in Atlanta I'd appreciate. I have hard money lined up, so I am a cash buyer.

I’m here to learn and make connections. Hopefully I can give back. If anyone needs a newbie agent willing to work with investors please reach out! I’m willing to waive commissions in exchange for knowledge.
