@Jonah Walsh You can find great mentors, and inexpensive training at local REI club meetings. Just search the web and you will find them. Also, one more bit of advice, don't over analyze deals. Pull the trigger on one and get some experience under your belt. Two types of investors -1. Actual Investors that do it 2. "Want-to-be" Investors. Which one do you want to be?

@Danny Farrell If your going laminate go with 12MM thick one with the premium under lament. I have had this installed in my personal homes, as well as, a few flips too. @Account Closed right it is definitely cheaper. But I find that HD doesn't stock the 12MM. Suggest you network with investors and/or your local REI Club to find an investor friendly "flooring" guy. My flooring guy charges me around $4.00 sq.ft. installed for 12MM & premium under lament (labor & materials included) here in the DFW area.

@Lonnie Hammond I have used the virtual office services versus UPS. Here in Texas they have the flexibility to reserve conference rooms, mail forwarding services, people to answer phones for your company. So as your business grows it gives you more flexibility to add these services if needed. I have found UPS doesn't offer other services as much. In other words look to long term versus lowest cost for a physical address.

@JR M. It has taken me a few years to find the right insurance agent to work with here in Texas. He understands REI portfolios. Send me a PM and I will connect you with my insurance guru. He has helped many other investors I have referred in the past. Words are free.

@Liz C. Dallas/Ft. Worth area is a place you need to hang your hat for a couple of years. You will love it. I have lived all over this great country, including Nor Carolina, and always come home to Texas. Plus it's one of the best real estate markets in the country for investing.

@Vincent Chau You can buy full duplexes here in Texas. I helped a client acquire a full duplex recently here in Ft. Worth. I agree half duplexes are more common. But send me a PM and I can set you up with a custom MLS search for full duplexes here in the Dallas/Ft. Worth area.
