@Chris Mason Well I don't need the rent income for mortgage purposes so guess not bad in my situation. Good to know tho for future reference.

I'll make sure it's all good. I will occupy the larger house for now. Also have to see what VA loans allow and what their occupancy requirements are.

Some entries from the town site. Value must be for one of the houses? I will definitely call them. Don't know if this should mention the other house. The map does show a box around both houses with only one number to click on.

Land Value: 150

Assessed Value: 1550

Exemptions:

Market Value: $170330

Neighborhood Type:

Property Type: 215 - One Family Res w/ Accessory Apt

@Wes Brand Listing says "all cos in order Ceu reflect 2 single family homes on one deed." Tried looking for those exact abriviations and find nothing. So yes I'm making sure if this.

@Brian Garlington  I'm looking for others mainly for a primary residence. I saw this one early December then started looking for others and came across this still on the market.

This is 2 houses on one property, 1 deed for both. 1st house is 3br 1 ba, 2nd is 1br 1 ba. Walking distance to 2 restaurants, a deli, gas station and a small lake. House built in 1950. Didn’t take a good look at it structurally yet. Both are small, no garage part basement in the bigger one.

The price is actually $275000, my mistake. Taxes are only $6200, on the low end for my area. If I offer $250000, with taxes and insurance, no PMI if I go with a VA loan, looking at about $1870 a month. Can get about $1200 for the one bedroom meaning I'll be living for around $700 a month. Stay for a few years then rent the bigger house for about $1600 a month.

@Chinmay J. Not getting sold to the average homebuyer? What about for an investor? I believe there is somewhere here I can post the numbers and get feedback, I will find it tomorrow.

I'm looking for a house to live in so looking into house hacking to get me started in real estate investing. May go VA loan route for this one being that I will occupy one. Selling for $265000 so I'm going to look it over again and make an offer.

As for other houses I'm looking at i see some that are listed for hundreds of days. Only seeing them online and only pictures of them but makes me wonder why nobody wants them.

Is that two detached houses on one property under same deed or its a duplex?

It is 2 detached houses on one property one deed.

Couldn’t make end time of open house so made an appointment with a real estate agent after open house. Listing agent was still there and said there were multiple offers during the open house. So I only gave the house a quick look over, not going to pay more than asking price, lower if anything. This was on day one of the listing and here it is 2 months later and house is still listed. Was I told this just to get me to make and offer?

Also, if a house is on the market for a long time does it mean it’s not worth buying? Is it sitting there for a reason?

This is for a house I want to live in for now. Not ready for investment property yet.

Hi Joe

Can you recommend any turnkey providers?
