Post: Do I put in Washer/Dryer hook ups?

I just purchased a duplex that was built in 1899. The washer/dryer hook up is currently located in the "Cave" like basement. The upstairs tenant will be my brother and I had planned on getting him set up with a stackable washer/dryer because the upstairs unit does not have a hookup.

So I was considering moving the washer/dryer hookup in the downstairs unit to a closet off of a hallway near the living room.

I was thinking that it would make the property more appealing for potential renters. I will also be rolling utilities into the rent, if that makes a difference.

What are your thoughts?

Thanks for the reply @Roy N. I was quoted several thousand dollars to re-wire the property 'split' the power, so I didn't really want to spend the cash. However if it's going to make things easy and save me both money and time, I'll make it happen. I was just wondering if other people have addressed this in another way without having to split the utilities. Make sense?

I just purchased a property that was a duplex at one time and I'm converting it back to rent to two tenants. What are some good ways to bill/charge for a property that isn't metered for each individual unit? Should I just include utilities in the cost of rent? If so, how should I go about determining what to charge?

@Curtis Cecil I just purchased a property in Barberton, Ohio which is real close to Akron. I've contacted Eric Fabian at http://www.hspshomes.com/ The rates are pretty reasonable and he does most maintenance in house. Give him a shout and let him know I sent you :)
