Post: refund of Earnest Deposit Money

I have a contract with a builder to a home. It has Lender A in the contract but things did not work out well with him

and I had approached another lender, who I was workning with, but my Loan got denied with Lender B.

I approached the builder sales person to refund my money as the contract says if Loan is denied that the buyer will get money back.

But the sales person says since its not the Lender A with whom the Loan is not denied they will not refund my money. This is in state of Georiga

any advise. Here is the contract wordings 



In the event that Purchaser is unable to obtain a loan or commitment for a loan from the Mortgage Lender within thirty
(30) days of the date of this Agreement and such failure is the result of a denial of the loan application by the Mortgage Lender or the failure
of the Mortgage Lender to complete the timely processing of the loan application, Seller shall have the option at any time thereafter to declare
this Agreement null and void upon written notice to Purchaser, and all earnest money paid hereunder shall be refunded to Purchaser. In the
event that Purchaser is unable to obtain a loan or commitment for a loan from the Mortgage Lender within thirty (30) days of the date of this
Agreement for any other reason, Seller shall have the option at any time thereafter to declare this Agreement null and void upon written notice
to Purchaser and Seller shall retain all earnest mone

If a Home is bought under an LLC What process do you use to re-invest?

1) HELOC from the existing home

2) Cash out refinance 

What criteria does the bank use for HELOC, the Individual's credit/Income? Does it affect the individuals Credit score etc?

How long after you bought the house can you do the above either HELOC/Cash out refinance?

I am looking at a property in auction and was interested to go and bid on it. Any Foreclosure expert who would guide me through the property documents and advise

I was interested in the property that was listed on auction. I went to one of the websites to check Lien/Mortgage etc on the property. I can read the document but cannot summarize it to how much money is owned on the house. Any advise to further investigate the property will be helpful too. 

I will forward the document if you are willing to look at it. 

Just like foreclosures at auction.com, where can I find listings Online of lands in Forsyth that can be bought in auctions at the County Courthouse

There is a property for sale that is in a very good technology area in Atlanta. The house on is a ranch plan and single family with no rental restrictions and it is a three bedroom house. I am putting down-payment of  95k on the house and the mortgage payment will be approximately $1300 and the rent would be $1800 per month. Giving me cash flow of $500 approximately. The house is in good condition and the appliances are good. Needs no work and everything is good. The house will appreciate in years. The houses in that area have been leased or rented in 30 days time.

Is this a good deal?

My kids are growing up and they need more of my time and cannot do other types of buying/auctions hacks  etc
