Hey Folks, looking for a little knowledge: my tenant applied for a COVID rent assistance program in October 2021, they did not pay November/December 2021 rent. The COVID assistance program paid the rent amounts in Feb 2022.

I'd like to recognize the rent earned in November/December 2021 even though I did not receive it until Feb 2022. Is this possible?

I have a tenant who was accepted into a COVID relief program. The program paid their rent last week. It included funds to cover rent for November and December 2021. Can I recognize the rent revenue for November and December on my 2021 Tax returns even though I didn't receive the payment until Feb 2022?

Thanks all! I'm glad I asked - here in CA as a renter its pretty common to pay rent and also be on the hook for the HOA as a separate payment. Totally makes sense that you would just model this into the rent price to avoid any issues with missed payments and resulting issues.

What is the norm in Columbus, OH rental market? Are renters typically paying HOA or is the owner holding on to that?

Primarily I believe the legal services I need are incorporating an LLC, as I intend to leverage a property management team on the ground in OH - but quite frankly I'm new to the game, so I'm not sure what other things I should be considering in this decision? Thank you in advance!!

Hello! I am nearing a deal in Columbus (Short North area) that I intend to use as a short term rental. I'm investing from out of state, and investigating management options/costs. 

Looking for input from, or a connection with, any individuals or companies who do this to better understand the suite of offerings as well as pricing, so I can better model out the numbers and hopefully find a reliable management partner on this property. Thanks!!

Follow-Up: I'm trying to get a beat on rental rates from around the city - if I were a renter, where would I be going to find something to rent? craigslist? zillow? redfin? Is there a good resource to determine what rates I could expect to charge a tenant based?
