As a relatively small investor, we own two units now, looking to acquire more, I work with predominantly one agent in each area of interest. How many of you investors work exclusively with one agent, and who works with multiple agents...and why?

We currently own 2 long term rental condos in Bradenton, FL free and clear, both occupied  and managed by a PM. Rents are $895 and $995/mo and values are approximately $70,000 and $80,000. We would like to parlay these two units into more, with 2 primary goals: 1. Maximize passive income and 2. Acquire short term rental units in the Sarasota and/or Manatee county areas that we could use and profit from. Now the question: What tactics would you use to achieve those goals starting with two units owned free and clear?

Josh,

Thank you very much for the response, and I agree that I need to transform my vague aspirations into concrete goals, and am currently working to do so. As for risk tolerance, I would say I focus on calculated risk, the more thorough my research and diligence, the higher my confidence and ability to act.

So if I told you my income goal was $75k first year, growing to $100k in 5 years, how would that shape your advice?

Fellow investors;

I'm selling my small business (franchise food business) where I have worked pretty much 7 days a week for the last 13 years. I'm looking to accomplish two major goals; 1. Time with my wife, grand-kids, family and friends, and 2. Generate passive income.

I have bought, rehabbed and flipped restaurants, and in this past year flipped a SFR in my hometown as a side project (did well). I currently have an offer in on a REO condo in Sarasota, Fl (my escape and recharge place), waiting to hear from bank.

Here's the question to the group:

If you had $200k to invest tomorrow, what would you do?
