1) What is required to easily qualify for a mortgage on a $300,000 single family house or townhouse  purchase for income? (for example income,down payment,credit score,cash reserves etc.)

2) If the above conditions are meet how long will it take for the lender to approve the mortgage?

3) Is proof of residency a major factor for a lender?

I'm new to rental property investing like a newborn, what should i ask a broker? i feel really dumb... i've googled to educate myself... but most crap on the internet is only why its good to invest in real estate... etc. ,
