1. Fire current PM, and either do it yourself or get a new one. If you get a new one, do some research and/or get recommendations.

2. Evict the tenants. If they haven’t paid for four months, it’s past time for them to go.

3. Get your own realtor apart from the PM to run comps for you and give you a new CMA.

4. Run the numbers and make an educated decision.

I'm interested to hear more about F&G also.  Any insight?  I'm skeptical, but I need some creative financing to get started.

@Danielle McClelland I’m 38 and just beginning. No properties yet, but I have the same goal as you. Right now, I’m learning as much as I can via podcasts, books, and other online research. I’m nervous and excited to start!
