Perhaps... does the building have a steeple? It LOOKS like a church from the outside? Is there a new congregation moving in that is expanding from a prior location? Please DM me more particulars.

Can you please DM me your scenario? Typically, if the renovations are not yet complete, the appraisal will note that and may disqualify you from refinancing straight into a DSCR loan. Send details.

If you still financing, I can do this 4-unit without any debt service requirements, no seasoning of funds, and no post-closing reserves. I do cap at 75%, though.

This is not a difficult request by any means. I can certainly place this loan going off purchase price so you can replenish your outlay. And if you made documented improvements, we may allow to recoup those costs dollar to dollar. New appraisal still required.
