Wholesalers have only been sending me "deals" in Back of the Yards. So yes, not much out there these days.

I'm a CPA in South Florida and I'm interested in becoming a real estate agent part-time. My main focus is on lease options, but I'd like to get into rehabs at some point.

As I work full-time, I'm looking for a broker who would welcome a part-time agent. Any recommendations would be greatly appreciated.

The first question that comes to mind is: why do they need you?

If they're capable of finding, acquisition, financing, rehabbing and selling, why not just do all the work themselves and take all the profit? What exactly are you providing in return? A significant down payment?

I'm a CPA and I live in North Broward and work in Miami-Dade. I've always wanted to get into rehabbing, but I'm concerned that the market is very over-saturated with flippers.

I have about $45k in cash and excellent credit, but I would likely need access to hard-money and some good wholesalers to make this work. If I'm using hard money, finding deals from wholesalers, and paying a lot of contractors to complete the work (since I have a day-job), do I have any shot at being successful in this market or is it a pipe dream?

Should I consider West Palm instead of Broward to avoid some of the competition?
