Im always the kill joy...............lol.  Listen to Dave Ramsey- he says broke people shouldnt buy RE.    Borrowing $10,000 and thinking you going to get rich is ludicrous.

deal w the problem after it happens.  you people worry too much.

you did your best,  cash those rent checks! if ya want add him at the end of the lease.

my take would be different if husband was OJ Simpson...............lol.   id pay theM to leave.

since you have no clue it would be unwise 2 heloc.    people do lose money doing RE, some lots of it.

PS- podcast in n of itsself does not count as due diligence,  same for books, seminars, etc.

Sounds like a Macho man type. Would you be comfortable with him right next door....................lol. Id do as previous guy said , have him booted out or @ least get a discount. Remember his friends are probably just like him. Imagine dealing with them 24/7 i just dont know why a cretain kind of person would want to live life like that. IF its the 5% down FHA then OK. but still .........................

Advise can only be given if you quote numbers.  Looks like you ready to spend quite a lot on remodeling.

the only way is to get yr rear end on a plane and see what you are buying.     Walk the streets @ 10-11pm will give you all the info you need about class of area.

Rents vary quite a bit.   Seems $1400 is a good number.
