If you can find a lender that doesn't require at least 1yr seasoning on the property before they will do a cash out let me know.  I know what you are talking about finding deals.  I'm in your area.

I've made a cash deal for 95k on a house that will sell for 125k to 135k.  There is approximately 10k in rehab.  They owe 62k, and are renting it out now for 750.

I'm thinking about approaching them with a lease to buy option deal.  What are your ideals, Pros and Cons?  Tips?

I'm fixing to contact the seller of a 14 Unit Complex.  My question is what records should I feel comfortable in asking the seller to produce, so I can do diligence.  Thanks in advance

Hey @Karen Coffelt . I'm 65 years old. I've got a couple of properties, but I consider myself a real newbie.  The reason I consider myself a newbie, is because the more I read and listen to on BP, the more I realized what I don't know.  I've committed to listening to  all the Podcast.  I'm currently on 125.  While not all of them pertain to what I'm interested in, all have had some type of usefulness (is that a  word)  I'm on the road a lot and will listen to them in the car.  As far as books are concerned, being the age I'm at, I can't read for more than 5 minutes before I'm asleep.  I have a subscription to Audible.  It cost, I think, about 7 bucks a month, and you get 2 free books a month.  The podcast all recommend 1 real estate book and 1 business book.  I strongly recommend you read or listen to "The Richest Man In Babylon".  You won't be disappointed.
