Post: Separate Living with Separate Entrance - with a shared mailbox

We rent out the upper and lower levels of a single-family home.  The units are separated by a stairwell and permanently locked door.  The house functions like an upper-lower duplex.  One issue that I have not been able to resolve is the "shared mailbox."  I have asked the postal carrier about placing a mailbox next to the current mailbox to separate the tenants' mail, but he said that is not an option.  Since it is a "single-family home" it can only have one mailbox.  Has anyone else come across this issue?  And do you have any suggestions on how to resolve.

Post: Letting Neighbor Know We Want to Buy His House

Our neighbor spends very limited time at his house, only coming once or twice a week to mow the yard or take out the garbage.  We're wondering if he may be getting ready to place it on the market, or if not, may be interested in selling it.  We're thinking about writing him a letter to express our interest in buying it should he ever wish to sell.  Does anyone know of a good letter "form" for doing this?  Preferably a form that has had success in the past!

Thank you both for your insight!  I think that you are both correct in including the utilities with the rent.  To answer Jd Martin, the upper unit is the nicer of the two.  It is a 1 bedroom 1 bath with new appliances.  The lower is 2 bedroom 1 bath with a very tiny kitchen and very old appliances (and no dishwasher).  The access to the lower unit is via the garage while the upper is accessed via the main street/front door.

My boyfriend and I just closed on a single family home that is only a stairwell away from being a duplex.  We are going to rent the upstairs out and house hack the second level.  We do not know if we should include power/gas with the rent or ask the renter to split the amount with us monthly.  Advice??
