Hi Steven - the main house is 3 bed, 1 bath, ADU 1 bed, 1 bath + loft. We live in the main house and rent the ADU at a STR w/ hot tub and private garden. Thinking about our next move as we have almost been here 2 years. Love the live-in flip house hack! What are you working on?

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $513,000
Cash invested: $300,000

Bought a .56 acre property with main house and ADU for STR. Cosmetic updates and reconfigured/expanded the bathroom in the ADU. Updated main house roof, furnace, water heater and added AC. Improved landscaping and hardscape to provide beauty and privacy. Cash flow is covering the mortgage, insurance, and utilities for the whole property! What's next?

What made you interested in investing in this type of deal?

We wanted a house hack situation with the ability to force appreciation and generate cash flow. Plus the property offered personal satisfaction for gardening and proximity to W9 jobs.

How did you find this deal and how did you negotiate it?

Worked with local realtor. Offer included a large down, no contingencies and 45 day close so owner could relocate.

How did you finance this deal?

Cash and traditional financing at all time low rate.

How did you add value to the deal?

Updated and refreshed the ADU (new paint, flooring mostly plus reconfigured by removing coat closet and pantry (not needed for a STR) which created larger bathroom and better flow.

What was the outcome?

Outstanding first year income which covered expenses on the entire property; mortgage, insurance, prop. tax, and utilities. Second year, slight slower so far - but the high season is yet to come, so fingers crossed for equal or better revenues.

Lessons learned? Challenges?

Would not have put so much down, rather bought two properties while interest rates were low. Look closer at age of furnace, water heater and have a roof and fire place inspection so that we could have planned better for their replacement.

@Rocco Swinney I am considering the exact scenario you describe. How did it all work out for you? I also love OOS and have a PM company. I am going to ask if they might meet the appraiser for me.

Hi @Chris Collins - great story. I live nearby in Santa Monica and love hearing local success stories and creative ways others have gotten into REI. When you are ready, you might take a gander at this string on 1031 exchange, it has some great info about partial OO (Owner Occupied) units and creative ways to complete a 1031 and utilise a 121. It's an older string with a few new posts toward the end, but still useful info and a great resource to dig into.

Just finished reading through this thread. It has been tremendously illuminating in figuring out my next step with a NOO SF that I would like to 1031 into a property that I can OO a portion of and stop paying rent!!! I am narrowing my search to a SF with ADU where the home is valued at my net from the NOO SF and would then OO the ADU. Thank you @Rahul Mepani and @Robert C. for asking the questions that I had and for @Dave Foster and @David Krulac for sharing your expertise along with everyone else's feedback.

I did not end up moving forward with the 1031 on my property at that time, but I'm getting closer to pulling the trigger and intend to call her again when I'm ready!

I spoke with Dino Champagne recently.  She is a well known expert in LA and I found her to be very personable.  She came highly recommended from a broker and lender I know and trust.

This sounds fun and informative, I wish I could make it but unfortunately, I can't make this one due to a prior commitment.  Any chance you would ever consider hosting a bit later, 9 or 10 am.  Also, I would love to attend if you ever host this type of meet-up on the west side!!!
