Post: Direct mailing tax delinquent properties

I have a list of tax delinquent properties that I will be direct mailing in the near future and am torn between sending a very straight forward yellow letter or sending something with more information.  It is my understanding that a basic yellow letter stating that I am interested in buying the house gets a higher rate of return on responses but often times is lower quality lead where as a mailer that has more information regarding exactly what we do for people in distressed situations might get less responses but will be a higher quality lead since they know what we have to offer and that we have a general understanding of their situation and still respond anyway. 

Can anyone share their experience mailing tax delinquent properties and what they found works best?  Any advice would be fantastic.  BIGGER POCKETS BABY!

One thing to consider in the future when working with contractors is to make your expectations known up front.  In other words if there are any issues that arise outside of your initial walk through with a GC that will have a significant impact on your budget(you can even set a $ amount), make sure they know it is up to them to provide you with the necessary information for you to make a decision, ie. pictures, furthermore they should not proceed without your approval.  Of course you have to be readily available to operate this way since you don't want to hold up the process any more than necessary,  but once you have established a relationship with a contractor who knows how you operate you can build a more trusting relationship.  Good luck my friend!
