What is your opinion about investing in land?

I've invested with an overseas company before and it worked out ok. The return was decent, but my friend who invested with a local Edmonton Company is receiving a $100,000 cheque just after 4 years now when he initially invested $45,000. When he did tell me this, it did intrigue me to learn more and i met with someone from that company and he showed me quite a lot of good opportunities and confidence.
Especially seeing investors getting a return more then double their original investments in 4 years.

It does seem more easier then going out and doing all the work of researching and purchasing my own land and rezoning and getting ASP's approved etc etc to make a profit which i don't have time for, since they apparently develop themselves.

Anyways, from this information does this sound like a pretty reasonable good investment i should consider?
