Post: Rental deposit refundable if rental held

Hello! I have a property to rent and someone wants to put a deposit to hold it till end of August. If the rent is $2000 should the deposit be $2000 and can it be nonrefundable if she bails on me? I have had difficulty renting it. Thank you in advance :)
