@Wayne Brooks that’s what I’m thinking. I could actually be a good opportunity. So if I find a willing broker, do I have to be a realtor as well? I want to set up a co-hosting business,so this could be the chance.

@Alex S. ive not tried LTR, it's a resort so everything more geared towards STR.

Hi Daniel, it's up north in Lutsen. There are currently only two options - the resort or a local PM. Both are around 50%. Pretty common for up north STR's.

Going to guess though, that the PMC you say is the only game in town:

1) Knows they are your only option

2) May not do STR management, so are throwing a high number at you to make it worth their learning curve.

Appears your only other option would be to get your agent license, and then find a brokerage to park it at that does property management and will allow you to manage your property under their broker license.

NOTE:

1) Don't advise just parking your license and not telling your broker you'll be doing PM work as their insurance may not cover your PM activities liability.

2) Your license will allow you to work anywhere in the state, so you can just find a broker close to you, not close to your property - unless the HOA has a requirement that the licensed PM must be within a certain number of miles of the property.

Thanks Drew! This is what I was thinking could be an option. I’m not a realtor yet though, do you know if it would apply if I was in the process of becoming one?

Our HOA is requiring us to have a licensed property manager now for our STR in Minnesota. Does anyone know how I become one myself? I'm not a realtor, but would be willing to.

The only licensed PMs in the area charge 50% of revenue, which is why I want to find an alternative option.

Hi, we're about to buy our first vacation rental and we wanted to get some tax advice on how to run it. Can anyone recommend a good CPA near the Twin Cities? We currently use H&R Block to do our taxes, but I'm guessing they may not be the best suited to more specialist taxes like STR? Thanks!
