Hello everyone,

Lately I have been interested in purchasing foreclosure homes because the MLS is so competitive. I know it's not an easy route, especially since I am trying to purchase the house using the VA loan. I understand their criteria's to pass an inspection are strict, but just wondering if its possible. People seem to shy away when I ask about purchasing a foreclosure home, anyone have experience with this? Any tips could help! Thank you :)

I just need to add that I am going to be purchasing while I'm out of state. So driving for dollars and direct mail isn't really an option for me :(

Hello everyone,

I will be purchasing my first investment property within the next few months. The area that I will be making the purchase is in Oklahoma City. I know the better the deal, the better the cash flow. However, is it possible to negotiate in a sellers market? If so, any tips that could help me? Thank you :)

Lately I have been considering going to Interior Design school to help me out with my future real estate investments. I've always loved designing and decorating, so it only feels natural to go to school for it. If you , or someone you know has done this , is there any good online schools? Is it worth it?

I'm having a hard time deciding whether to invest in a single family home or a multifamily duplex. 

I will be moving to Oklahoma City soon and I am going to invest in my first property when I get there. I definitely was leaning towards investing in a multifamily duplex since I am going to be living in my investment home for a few years before moving out. The only problem is that it is very difficult to find a multifamily property of any kind in OKC! And when they do come to the market, they go by very fast. It's very competitive. So this is why I have been leaning towards investing in a single family home and possibly renting a room or two while I live there. For my more experienced investors, what do you think?

    I'm asking if anyone is familiar with the city Oklahoma City BECAUSE I am going to be moving there within the next 6 months! I am in the military so I just got orders to go to OKC. I'm originally from Southern California, so i'm very excited to be able to go somewhere with affordable homes! I'm looking into investing into a duplex while I'm in Oklahoma and do house hacking. This will be my FIRST investment. Any tips? Is this a good city to invest in real estate?  Anything will help!
