@Tracy Streich - I've seen so many articles about urban flight, you're right. I think a lot of people are rethinking their lifestyle and really looking at places they can stay in long-term, and not just until the pandemic passes. thanks for the insight! 

@Mike Cosmah - I think single family build to rent has a lot of potential as more people kind of want to stay in their own little bubble. Add to that the potential of work-from-home arrangements allowing people to consider areas they wouldn't normally be interested due to their distance from city centers. 

@Patrick M. - Thank you, your insights we really helpful. I've seem some articles on how newer types of apartments are becoming more popular - those that are readily able to cater to work-from-home arrangements... tenant vetting is also interesting. There was some discussion over this last year, as some cities seek to ban criminal background checks on tenants. 

@Pat L. - Thanks Pat, that's awesome to hear! The units sound nice! And if the tenants refer people they know then it certainly must be. And if it's a referral, they are somewhat pre-vetted. Thanks for your reply! 

There's a lot of speculation about a housing crisis in 2021, I've read some articles that predict absolute doom and gloom while others seem a bit more optimistic. What do you guys think are the top five things multifamily property owners have to look out for/prepare for in 2021?
