 I too am from the buffalo area. The east side is really great for real estate investing right now. Between colleges and tourism it's an amazing place to invest.  I'm actually looking to partner up.

I'm hoping someone will be able to assist me in how to post in the market place for a private lender. I closed on my first deal just lay month (It was a flip) and I paid my mother back. She gave me a loan for the first time but doesn't want to make it a habit so she won't do it again. I was hoping to use the profit for this deal to find the next deal but unfortunately past due student loans took the entire profit. on the bright side I'm a little less in debt but on the negative side my credit still isn't ready for a traditional loan. An auction is coming up. I have money for the down-payment which is due to the auction company the day of, but I'll have to pay the remainder within ten days. I wanted to put a market place post on her but I'm not sure how to present it so it's enticing to private lenders. what information should I include our leave out? I'm looking to do a brrr so I don't keep losing whatever profit I make and getting stuck in the same situation. Any positive feedback would be appreciated. Thank you

Where does an individual find out if it's legal to wholesale?  I heard from a couple sources NY state requires a Real Estate Licence but I'm not fully confident in this source.  I've tried looking online but I get a lot of different answers.  Any input would help.  I have just learned of the concept and I think wholesaling will really help to get me started but I don't want to get myself into any trouble.  Thank you in advance.

whatever county it's in you can use O.A.R.S. so for example I'm in Erie county. I search Erie County O A R S. it gives you tax information assessment information property information and ownership information

Stephanie yes. They are too high because my husband grosses more so they feel i should pay more even though a large portion goes to alimony and child support.  the only way i can get his income to not be included is if he filed separate during tax time but then we would have to pay much more in annual taxes because it would push him to the next bracket.  It's kind of a catch 22.

Oscar in no way am I trying to be rude but I'm trying to understand the machine as a whole.  Why would you do that. It seems like you're not getting anything in return.  How does that make you money?

Steph nice pun... I'm on an IBP now but the banks wrong touch me because my dti is too high. my payments are barely scratching the surface. Nathan... unfortunately no bank I can find will touch me because of Stafford loans which is why I want to get into real estate.  I want to push these off. I found 1 guy but he seemed shady...  also guys when I go to a lender how much of my story should I tell them? Should I get into the debt thing?
