I'm going to break ground in April on my first investment property. It's going to be a duplex and I will occupy 1 side for at least a year. My plan is to refi and build another (or perhaps a SFH)

My question to u all is, how do I analyze the numbers on a new construction? Iโ€™ve never thought about building, and know that it comes with risks, so I was wondering if anyone had any suggestions, tips, or tricks for me ?Thanks in advance for your feedback!

Going to buy a duplex in Cape Coral, FL in April but I'm tired of the ones I'm seeing on the MLS, what are some of the ways to find properties beside the MLS? Thanks!

Searching for a builder in the Cape to build a 2/2 Duplex for around 200k.

@Brian Ellis I spray bleach on it all and leave the room to do other things, then go back and rinse. And for the pesky shower door, I use a magic eraser. U can also use the magic eraser on the tile floor in the shower.

These tips will be your life savers if u have tile. ๐Ÿ™๐Ÿฝ
