Andrew, I appreciate your reply.

My intensions would be more in the investment side of things first removing/replacement of the park model to a new one and eventually replacement of the manufactured with a stick built home. The shop space would be commercial lease.  

My curiosity on the lots I currently own would it be a better option to try and take a loan out on those instead?

I'm looking for Ideas, options, and input that might allow me to purchase a property that as I understand can't be conventionally financed due to the age and condition of the park model mobile home and the manufactured home that currently sit on the property.  There is also an existing insulated steel building on the property that possibly could be financed but for the two other structures.  All three are currently rented out and would not quite cover the expenses (about 700.00 short).  

What I currently have is 2 residential lots with all utilities and currently producing around 2,500.00 monthly after expenses (Properties are free and clear).

What options, ideas, and direction would y'all suggest do or not do.

First off I am a "NEWBIE" living in the greater Jacksonville, FL area.  My experience in real estate has been build as a primary residence with majority of work being done by my wife and myself.  I currently have several lots on Washington states Olympic peninsula that I am wanting to use to get started in fix and flips.  So hoping to get some Ideas on how to use them as a means to get started.
