Hi! So I'm looking into the BRRRR Method and there is this home for sale by an owner in my area. The ARV is $480,000 and the seller wants $270,000. Its going to need a little over $100,000 in renovations. Who do I approach first? The seller? Or a hard money lender about purchasing the home? Thank you guys so much for help!

I'm having trouble understanding this concept. I could be missing something, so I'd appreciate the help. 

I was asked by two buyers that I send them my inventory. I was clear that I was a new wholesaler and not a buy and hold investor when we first got in contact. 

As a wholesaler, I know we have a seller's list that we go through, we contact, and try to get deals out of that list. If I don't have buyers lined up for homes, how can I have an inventory? 

Are they asking to see the list of homes I have under contract? Would that be my "inventory"? Is that even smart to have a bunch of homes under contract not knowing if you could sell them all? How does that work?

@Omar Khan That was amazing of them! Building connections with the right people is so hard sometimes. Finding someone to help you when you have nothing to offer but time is challenging to say the least. But I'll keep at it. There are only so many "nos" before a "yes" comes around. Thank you!

@Jason D. I think that's a pretty reasonable time table. Looking back, do you think there were things you could have done to speed up the process?

Hi! Any recommendations for investor-friendly title companies in the Atlanta, GA area? I was told that not just any title company will do as some of them aren't familiar with wholesaling deals. All suggestions are welcomed. Thanks guys and gals!
