Hi,I'm looking for real estate investing groups to join in and around Jupiter, Palm Beach Gardens Florida.

Hi Vince - I have been an investor in So Florida for over 20 years, with experience in fix/flips and buy and holds.  Recently (3yrs), I have become a realtor in this area and I specialize in helping investors locate/analyze properties.  I have a sweet spot for small multifamly,  because that is how I started my investment portfolio.  Please reach out if you would like to strategize.

Looking for recommendations of a simple book or straight forward (short) video that explains the benefits of real estate investing to a teenager.

You cannot "hope" for appreciation to make a good deal.  Appreciation is a bonus "if" it happens.

You may also be able to borrow money from your 401K.  You will need to speak with the custodian to determine if you have enough in the account to accomplish this.

I had a lot of success over the past 4 years with duplexes and triplexes (in Ft Lauderdale, FL) cash flowing within Opportunity Zones.  If you have a good property manager and purchase at a right price point the properties pay for themselves and then some.  For example, I purchased a Triplex in April 2015 for $205K and cash flowed it for 4 years at approximately $700 a month. Had a few minor repairs during the years, but sold it (closed) Today for $307K.

I love multi families in most neighborhoods as look as the numbers work and the right property management is in place.
