If you can find anything in NMB for 10K I suggest you pick that up ASAP (so long as there are no ridiculous leans or encumberences on  the property). You can be almost sure the land value is much higher than that. Also, NMB has a few not so desirable parts, but in general, it's not a bad location. If you need any help pulling comps or assessing the value send me a message. I'm a licensed realtor out of Miami and I do a lot of work in the area. I have no problem helping you out.

Hey Neil, Thanks for the welcome. I'm still not sure what the first deal will be. That's still up in the air. We are currently doing all of our due diligence and spending every hour in the day reading everything we can find, educating ourselves on different strategies, and trying to really learn our market.

We are hoping to start our portfolio with a multi family situation where we can live in one of the units and rent out the rest. We'd really like to start off with a duplex or triplex just to keep things as 'simple' as possible while we gain experience. As of now we're really just spending a lot of time researching, marketing, and planning. But I have to say, we are super excited!

My name is Jonnathan Mordan. I am a Realtor and aspiring investor. I have recently moved to Miami from Boston Ma., with hopes to contribute to the growth and development of this dynamic young city. My girlfriend/Partner and I are currently preparing to lay the foundation for a very long and prosperous career as investors.
